Home staging
If you are selling, ATR Concepts stages your home to attract buyers and maximize offers.
Chapter 01
Why empty and lived-in rooms undersell
Buyers decide fast, and much of the deciding happens in photographs before anyone walks in. An empty room reads smaller than it is, because nothing in it gives the eye a scale. A lived-in room has the opposite problem: personal objects, mismatched furniture and crowded walls compete with the architecture you are asking someone to pay for.
Staging answers both. It places furniture, art and light so a room explains itself: where the sofa goes, how far the dining table sits from the kitchen, which window the room is built around. In a luxury listing the architecture is usually the product, and the staging's job is to make it legible.

The review, in person or by video call
A staging engagement starts with ATR Concepts reviewing the property. That review can happen in person or via video call, which helps when an owner is out of town or the house is already empty. The questions are practical: which rooms buyers see first, what runs in a line from the front door to the water, and where the light falls at the hours showings usually happen.
Placement follows from that. Furniture comes off the walls to define zones, scale is chosen for the room instead of the catalog, and anything that blocks a sightline to the pool, the water or the garden comes out.
ATR Concepts has staged seven homes shown on this site: Casa Amalfi at 7111 Los Pinos Blvd in Coral Gables; Casa Garden at 4380 Lake Rd and Casa Luna at 575 Hibiscus Lane, both in Bay Point; Casa Bella at 390 NE 93rd Street in Miami Shores; Casa Lakeview at 808 Heritage Dr. in Weston; Villa Dei Fiori at 16952 SW 92nd St Cir in Kendall; and Casa Olympia at 8780 SW 52nd St in Miami.
Chapter 03
Keeping a staged home show-ready
Staging does not end when the furniture is placed. A listing can sit through weeks of showings, and the details that go first are small: a cushion pushed out of place, a towel left on the rail, a lamp unplugged, a pool gone cloudy. A short walk before every showing, with lights on, blinds set the same way, surfaces clear and the pool and landscape lights checked, keeps the house looking the way it was photographed.
Ana Teresa Rodriguez also runs ATR Luxury Homes Group, the real estate arm, so the staging conversation can sit alongside the listing conversation. ATR Concepts is its own company, ATR CONCEPTS LLC, and the two businesses work side by side without being the same business.
