Property management

Ongoing maintenance and support to keep your home in top condition.

Chapter 01

What slips when nobody is watching a house

A large house shows its neglect slowly and then all at once. A pool pump runs dry, a sprinkler zone floods one bed and starves the next, a small leak under a vanity soaks into stone before anyone sees it. When owners travel, or a home sits between tenants or buyers, the small things go unnoticed until they are expensive.

Miami adds its own pressure: heat, humidity, salt air and hurricane season. Mildew shows up first in closets and behind furniture in rooms nobody uses. Air handlers work all year. Gates, lifts and control panels tend to fail quietly.

ATR Concepts offers property management as ongoing maintenance and support to keep your home in top condition.

Pools, Ipe, marble and smart systems

Each material in a luxury house has its own routine. Pool and spa water needs regular balancing and equipment checks, and a pool like the one at Casa Club shows a lapse in the color of its water quickly.

Ipe decking, as at Casa Pinecrest, is dense and durable, and it silvers without oil. Keeping the honey tone or letting it grey is the owner's call, but either way the boards need cleaning and the fasteners need checking. Marble floors, such as the white marble at Casa Pinecrest and the Bianco Ondulato at Lower PH66, are sealed stone: acid cleaners etch them and standing water stains them, so the products matter as much as the schedule.

Smart systems such as the Crestron at Casa Exumas need updates, backups and someone who knows which controller runs which room. Impact windows, like the ones fitted at Casa Club, need their tracks and seals cleaned and their hardware checked so they close as designed when a storm is forecast.

Chapter 03

Handing a home back in top condition

The test of maintenance is the day an owner walks back in. The air is cool and fresh, the water runs clear, the lights come on the way they were left, and nothing has been quietly deteriorating while the house sat.

A good arrangement leaves a written record: what was checked, what was repaired, what needs a decision. That record serves the owner, and it serves a future buyer who asks about the roof, the pool equipment or the age of the air handlers.

ATR Concepts also designs, renovates and stages homes, so for houses it has worked on, the maintenance conversation can start from the finishes and systems it already knows.
