Chapter 01
How remodels drift off course
A remodel rarely goes wrong in one dramatic moment. It drifts. The electrician arrives before the framing is signed off, the stone is ordered before the kitchen layout is final, and a late change to the island moves a plumbing line that was already closed in. Each trade is competent on its own. Nobody is holding the order of work.
In a luxury Miami house the stakes stack up faster, because the finishes are expensive and the building is demanding: salt air, humidity, hurricane-rated openings and, in a high-rise, access to the unit as part of the plan. Scope that was loose at the start turns into rework in the middle.
That is the gap ATR Concepts fills. It manages trusted professionals to execute the work, from minor upgrades to full-scale remodels, so that one party holds the sequence and the design intent together.

Casa Pinecrest kitchen, white marble floors and twin steel range hoods
Lower PH66, Casa Club and Casa Pinecrest
Lower PH66 is two units at the Four Seasons Residences, on the 66th floor, combined into one home. Joining two residences means deciding which walls carry the plan and which can disappear, then finishing the result as a single place: Bianco Ondulato marble floors, LED-lit baseboards, a custom Ornare kitchen with Calacatta counters, Armani-appointed baths and gunmetal accents.
Casa Club, at 4500 Sabal Palm Road in Bay Point, called for a different kind of work: a new roof, impact windows, an open-concept kitchen and updated finishes on an estate that already had its tennis court, basketball court, mini golf and home gym. The roof and windows protect the house, the kitchen and finishes are what people see, and a remodel of this kind has to carry both.
Casa Pinecrest, at 9121 SW 62nd Court, is the far end of the range: a ground-up build of more than 14,000 square feet with eight bedroom suites, a guest house and a wine cellar. The discipline is the same at every size. Someone keeps the plan, and the trades answer to it.
Chapter 03
What to check at handover
The last week of a remodel is where small misses show. Walk each room with the lights set the way you live with them. Run every tap, switch and window. Look at stone seams and grout lines in raking light, and open every cabinet door and drawer to the end of its travel.
In a Miami home, add the checks the climate asks for. Confirm that impact windows and doors latch and seal evenly, look for stains at ceiling lines and window heads after the first heavy rain, and have the smart-home controls shown to you room by room rather than described.
A written list of the finishes, paint colors and product names used in the house is worth requesting. When a tile cracks or a fixture is discontinued years later, that list is the difference between a match and a guess.
