Interior Design Leadership
Customized selections for finishes, lighting and furnishings, led as one schedule so the house reads as a single, cohesive home.
Chapter 01
Where cohesion breaks in a finished house
Most houses lose their cohesion in the buying. A floor is chosen in March from one showroom, the lighting in June from another, and the sofa in the autumn from a third. Each choice is defensible. Together they argue, and the owner senses it without being able to say which room is wrong.
Leading the selections means one hand holds all of them at once: the stone, the wood, the metal, the light and the furniture that sits in front of them. When that happens a gold ring pendant over a double-height living room and Carrara gold marble in the kitchen can answer each other across the house, instead of arriving as unrelated purchases.
ATR Concepts describes the work as customized selections for finishes, lighting and furnishings that create a cohesive and luxurious look. The word that carries the sentence is cohesive. Luxury is what you pay for. Cohesion is what the leadership is for.

Finishes, lighting and furnishings, set down as one schedule
At Casa Exumas on Palm Lane the kitchen runs Carrara gold marble countertops against Brazilian walnut cabinetry. Warm wood, pale stone, a line of gold. A Crestron smart system runs through the house alongside the finishes.
Lower PH66 at the Four Seasons Residences is a different palette set down the same way. Bianco Ondulato marble floors run through the combined unit. The custom Ornare kitchen takes Calacatta counters. LED-lit baseboards put a low line of light at floor level, and gunmetal accents and Armani-appointed baths give the darker notes a place to land.
Each of those is one entry in a finish schedule: the material, the room, the light that falls on it, and the furniture that sits against it. Selections made that way can be checked against each other before anything is ordered.
Chapter 03
Living with marble, wood and smart lighting
A finish schedule is also a care schedule. Marble marks differently from walnut, and Ipe on a pool deck weathers differently from a floor under glass. A good selection takes into account what the house will do to the material over the years, and what the owner will be willing to do for it.
Smart lighting and controls are the same. A Crestron system or the smart home technology in a 66th-floor unit works when someone understands how the scenes, the dimming and the baseboard LEDs were set up, and it is much harder to retune when nobody does.
That is the reason ATR Concepts also offers property management: ongoing maintenance and support that keeps the home in top condition. The person who chose the finishes is the person best placed to say how to keep them, and a house that is looked after holds its value for whoever lives in it or buys it next.
